Map 054, Parcel 031: LYING AND BEING located in the Fourth Civil District of McMinn County, Tennessee, the same being a tract of land containing 5.0 acres, in the Spring Creek Valley Subdivision, said lot being more particularly described as follows, to-wit: BEGINNING at an iron pin in the East line of Spring Creek Valley Drive; said point of beginning being South 75° 29' East, 291.6 feet from the Northeast corner of Lot 5 in Spring Valley Estates (see Plat Book 3, page 119); from said point of beginning South 75° 29' East 330.8 feet along Spring Creek Valley Drive to an iron pin; thence South 1° 12' East, 635.3 feet to an iron pin; thence South 88° 48' West, 318.4 feet to an iron pin; thence North 1° 12' West, 725.1 feet to the iron pin at the point of beginning. BEING the same property conveyed to Edward Wilcox and David A. Wilcox by Warranty Deed from William L. Passmore and wife, Twila E. Passmore and recorded on February 23, 2007 in the Register's Office, McMinn County, Tennessee in Deed Book 17-U, Page 113-115. The terms for the sale are 10% of the purchase price to be paid the day of the sale by cash, certified check, cashier's check or personal check with bank letter verifying funds, with the balance to be paid in full upon confirmation of the sale by the Court and delivery of the Special Master's Deed, with no bidding allowed other than at the auction.
